If approved, around 463 sqm of office space would be created over two floors alongside 845 sqm of workshop and storage space.
A total of 32 parking spaces would be provided to serve the units alongside external yard areas.
A Design and Access Statement submitted with the application outlines the reasons for the scheme.

“After a lot of thought and exploring different options, the proposal is to create a new distribution facility with associated offices on this site specifically in this key area of the country while also providing a further facility which will be leased out; maximising the potential of the site creating further employment opportunities in the area.
“The layout of the proposed buildings and external areas have been carefully integrated into the site and the overall master plan.”
The Design and Access Statement goes on to say: “The appearance scale and massing of the facility are all in keeping with that of the majority of the facilities constructed within the surroundings of the site.

“On this basis, the proposed facility will coordinate and be in keeping with its surroundings.”
A consultation on the plans will remain open until Tuesday, September 8 with council planners expected to rule on the application by mid-November.
Comments can be made by writing to the council’s planning department or using its online planning portal.
